Pre Construction Services
MTech Group personnel share a common vision of the Pre-Construction process. We believe the process requires a team approach, an integration of the owner, architect, contractor, and MEP specialty contractors to fully understand and meet the expectations of the project.
The design build process provides MTech with the opportunity to outline the mechanical requirements and associated costs early on in the design phase, allowing the project team the ability to make critical decisions on mechanical systems, equipment locations, and options. MTech welcomes and provides the necessary risk management procedures for the entire project team during the Pre-Construction phase, while ensuring that the overall project objectives are maintained.
- Singular Responsibility
Both design and construction is provided by MTech, creating a single point of responsibility for quality, cost, and schedule adherence.
- Cost Control
MTech design and construction personnel, working and communicating as a team, will evaluate alternative equipment, materials, and systems efficiently and accurately. Value engineering and constructability are utilized more effectively when both the design group and installers work as one team during the design process.

Detailed estimates utilizing QuickPen estimating system
Cost Trending for communication and risk management.
- Time Savings
Total design and construction typically overlap on design build projects, resulting in an overall reduction of time and translating into lower overall project costs.
- Value Engineering
At MTech, value engineering begins with the initial system concept, and is a continuous effort throughout design development. We believe value engineering allows us and the design team to exercise the greatest potential for creativity.
At a minimum, MTech focuses on these major areas during the value engineering process:
- Systems Evaluation
- Life Cycle Analysis
- Alternate Materials and Methods
- Temperature Control Systems
- Specific project areas identified by the project team
- Quality
Single source responsibility for both design and construction serves as motivation for high quality and performance of the designed and installed system.
Guarantee to the owner that the design documents have been reviewed, are complete, and meet the owner’s criteria.
- Risk Management
Change orders due to mechanical drawing errors are eliminated, since the responsibility of such errors is with the design-build team, not the owner.
- Major Equipment
Identification, procurement, and monitoring of all project long- lead items during the design and pre-construction phase ensure the team will meet the project schedule.
- Sub Contractors
Solicitation of qualified firms that will provide project value at a competitive price.
Recommendations to the project team of firms with similar project experience, strong customer service philosophy, and reputable equipment.
